  • How much I can borrow?
    • Home loans of up to 85 % of the value of the mortgaged property are available. There are always individual considerations about lending money so we need to review your finances before we can tell you how much you can borrow
    • Loans are extended in Euro
    • Home loans are provided to private individuals over 21 years of age

  • Interest and maturity

    Loan interest rates are determined on an individual basis. The interest rate consists of the bank's interest margin and the inter-bank floating (variable) or fixed interest rate.

    You can choose a variable rate or a fixed rate loan:

    • If you choose a variable interest rate, it will change every 6, 12 months throughout the term of the loan agreement depending on changes to the selected inter-bank interest rate –EURIBOR
    • If you choose a fixed interest rate, it will be fixed for all term of the loan. You will be guaranteed that your monthly payments will not change

    The term of the loan may never exceed 30 years.


  • Loan repayment

    You can repay a loan by the:

    • Linear method – the loan is repaid in equal parts and interest is calculated on the remaining loan balance, thus repayments to the bank gradually decrease each month
    • Annuity method – equal amounts are repaid each month consisting of loan repayments and monthly interest

  • Documents requested by the bank

    Home loan:

    • Loan application.
    • Your and your spouse’s passports or ID cards.
    • Documents justifying customers income: a detailed statement issued by the client's employer concerning income, tax returns, if such income must be declared according to the law, and other documents supporting income (submitted only if the information about income is not provided in the database of the Social Insurance Fund).
    • A property valuation report presented by a property assessor acceptable to the bank (see 'Property Evaluation')

    If you ask for a loan for housing construction, reconstruction, or renovation, you need to additionally present:

    • Documents confirming ownership of the land lot or the right to a long-term lease (if a house is being built/reconstructed)
    • A construction or reconstruction permit
    • Work and material estimates
  • Property insurance

    The mortgaged property must be insured by the insurance company acceptable to the bank:

Disclosure

The obligation to refund the credit is ensured with real estate mortgage (hypothec). In case of failing to perform the obligations undertaken as per the credit agreement you risk to lose your ownership rights to the mortgaged real estate.
